Out of more than 6,200 vacation rental management companies tracked by Comparent, fewer than 50 earn Market Leader status. Haven Vacation Rentals is one of them.
We also made the Comparent 100, the annual ranking of the largest professional vacation rental management companies in the United States. For a local, independent company operating exclusively in the Smoky Mountains, that’s not something we take lightly.
But I don’t want this to be a “look at us” post. I want to explain what these recognitions actually measure, why they exist, and what they should mean to you as a property owner evaluating who manages your investment.
WHAT IS COMPARENT?
If you own a vacation rental and you’ve ever searched for a property manager, you may have come across Comparent. They’re the largest independent directory and ranking platform for vacation rental management companies in the U.S., tracking nearly 6,000 managers across every major market.
What makes Comparent different from a random “Top 10 Best Property Managers” listicle is their methodology. Their scores are built on verified data from real platforms, real guests, and real property owners.
That matters. In an industry full of companies making big promises on their websites, Comparent is one of the few places where the numbers do the talking.
WHAT THE MARKET LEADER AWARD ACTUALLY MEASURES
The Market Leader designation goes to the top 1% of all vacation rental management companies on the platform. Here’s how they score it:
Guest reviews account for 50% of the total score. Comparent pulls verified reviews from major platforms like Airbnb, Vrbo, and Google. To even qualify, a company needs at least a 4.5-star average across two or more platforms. This isn’t a single snapshot either. It reflects consistent guest satisfaction over time across hundreds or thousands of stays.
Owner reviews make up the other 50%. This is the part most people don’t realize exists. Comparent collects reviews directly from property owners about their management company. A minimum of five owner reviews with at least a 4.0-star rating is required to qualify. This measures something fundamentally different than guest satisfaction. It measures whether the people whose properties are being managed actually trust and value the company running their investment.
On top of that, companies have to manage at least 10 properties in a specific market and be transparent with their performance data, including things like occupancy rates and average daily rates.
When you combine all of that, the scoring is rigorous. Market Leader scores range from 98.70 to 99.40 out of 100. The margin between good and great in this space is razor thin.
For context, 88.2% of Market Leaders also hold Airbnb Superhost status. That’s not a coincidence. The companies earning this recognition are operationally dialed in across the board.
WHAT THE COMPARENT 100 MEANS
The Comparent 100 is a separate recognition. It’s the annual ranking of the 100 largest professional vacation rental management companies in the United States, based on portfolio size and market presence.
Making this list puts Haven alongside some of the biggest names in the industry. The difference is that most of those companies are national brands or franchise operations managing properties across dozens of states. Haven manages properties in one place: the Great Smoky Mountains. Gatlinburg, Pigeon Forge, Sevierville, and the surrounding Sevier County communities we know inside and out.
Being a Top 100 company while staying local is something I’m proud of. It means we’ve scaled without losing what makes us effective: boots on the ground, deep market knowledge, and relationships with the owners and communities we serve.
WHY THIS SHOULD MATTER TO PROPERTY OWNERS
If you’re a current Haven owner, this is third-party validation of what you’re already experiencing. That’s an independent platform with data from thousands of companies confirming it.

Here’s what I’d encourage you to pay attention to:
The owner review score. Guest reviews are important, but a lot of companies can game short-term guest satisfaction while dropping the ball on owner communication, financial reporting, and long-term property care. The owner score tells you whether the people with real skin in the game, the people whose mortgages depend on performance, are actually happy.
Transparency with data. Does your management company openly share occupancy rates, ADR, and revenue benchmarks? Or do you get a monthly statement and a shrug? The companies on Comparent’s Market Leader list are required to be transparent with their numbers. That’s a standard every owner should demand.
For those keeping track, Haven’s portfolio currently runs at roughly 70% average occupancy versus a market average closer to 55%. We’ve maintained a 4.9+ star rating across more than 3,600 five-star Google reviews. Our listings consistently rank in the top 1%, 5%, and 10% of Airbnb homes worldwide. And we’re running about 30% ahead of market on year-to-date revenue.
Those aren’t Comparent’s numbers. Those are ours. But they’re the foundation of why an independent platform scored us where they did.
WHAT WE’RE DOING WITH THIS
Recognition is nice, but it doesn’t change our Monday morning. We’re still adjusting pricing daily based on real-time market data. We’re still iterating on our operations every single week. We’re still showing up for our owners with the same urgency whether it’s peak season in July or the slowest week in January.
What these awards do is confirm that the approach is working. Serve owners well. Deliver great guest experiences. Be transparent with your data. Operate with excellence every day. That formula works, and it works at scale.
