TLDR:
This is a summary of the KeyData 2026 Vacation Rental Industry Outlook. The outlook can be found here.
The vacation rental industry in 2026 won’t be defined by explosive growth, it’ll be defined by execution. The operators who win will be the ones who:
- Act quickly and intelligently with pricing
- Invest in guest experience and property care
- Communicate transparently with owners
- Use technology to stay ahead of the competition
The Smokies remain one of the strongest vacation rental markets in the country. At Haven, we’re committed to staying at the forefront, delivering results for our owners and unforgettable experiences for our guests.
As we head into 2026, the vacation rental industry stands at an interesting crossroads. Key Data’s latest industry outlook survey, drawing from 240+ property managers representing 43,000+ properties across 142 U.S. markets, paints a picture of cautious optimism grounded in operational reality.
At Haven, we’ve been analyzing these findings closely, particularly as they relate to our market here in the Smoky Mountains. Here’s what we’re seeing, and how we’re preparing.
The Big Picture: Stability Over Growth
The vacation rental industry isn’t expecting fireworks in 2026. Instead, most property managers anticipate:
- Flat to modest ADR growth (43% expect flat rates, 38% expect modest growth)
- Steady demand (44% flat, 45% modest growth)
- Modest revenue increases driven more by occupancy than rate expansion
After several years of strong post-COVID gains, 2026 marks a normalization. Daily rates across the U.S. held steady in H1 2025 at $321, the same as H1 2024.
What this means for the Smokies: The Rocky Mountains, a comparable leisure destination, shows the strongest optimism in the survey, with managers expecting modest growth tied to luxury positioning and premium seasonal demand. The Smokies share many of these characteristics: strong family appeal, seasonal peaks, and resilient leisure travel. We’re positioned well, but growth will require precision, not just momentum.
Competition Is Intensifying
Here’s the challenge: 57% of property managers expect competition to increase in 2026, with only 8% anticipating any decline. Supply continues to grow (up 1% YoY in H1 2025 after an 8% jump the year before), and traditional hospitality is expanding too.
In oversaturated markets, this means:
- More properties chasing the same guests
- Pressure to discount or over-rely on OTAs
- Thinner margins for operators who don’t differentiate
What this means for the Smokies: The Smokies have seen steady growth in vacation rental supply, and we’re definitely feeling the competitive pressure. That’s why at Haven, we’re doubling down on what sets us apart: guest experience, property care, and transparent communication with our owners. We can’t control how many new cabins come online, but we can control how well we serve the guests who choose us.
Regulation Remains a Wildcard
47% of property managers cite strict permitting or licensing requirements as a top challenge. In highly regulated markets like Hawaii, New England, and parts of the West, compliance costs are eating into margins and limiting growth.
What this means for the Smokies: We’re fortunate that Tennessee remains relatively friendly to short-term rentals compared to other resort markets. But that doesn’t mean we’re complacent. At Haven, we stay ahead of local ordinances, maintain strong relationships with county officials, and ensure every property in our portfolio is fully compliant. Regulation may not be our biggest challenge today, but we’re prepared if that changes.
Operations and Staffing: The Real Bottleneck
73% of property managers identified operations and staffing as a limiting factor for hitting 2026 goals. The same percentage cited revenue and market pressures.
This isn’t just about finding good people. It’s about retaining them, training them well, and ensuring consistency across dozens (or hundreds) of properties.
What this means for the Smokies: Hospitality labor is tight everywhere, and the Smokies are no exception. At Haven, we’ve invested heavily in our team: competitive pay, ongoing training, and systems that make their jobs easier. Happy, well-supported staff = happy guests = happy owners. It’s that simple.
Technology Is the Differentiator
Here’s where things get interesting. The survey shows that mid-sized property managers (100-249 units) are often the most tech-forward, with high adoption of:
- Revenue management systems (RMS)
- Dynamic pricing tools
- Marketing automation
- Owner portals
These operators are also the most optimistic about growth. Why? Because technology gives them agility. The ability to adjust rates daily, monitor competitors in real-time, and communicate transparently with owners.
What this means for the Smokies: At Haven, we use Key Data’s benchmarking platform to track our performance against the market daily. We know where we stand on occupancy, ADR, and booking pace and we adjust quickly. We also provide our owners with transparent, data-backed reporting so they can see exactly how their investment is performing. In a competitive market, speed and transparency win.
What Owners Care About (And How We Deliver)
The survey asked property managers what factors most influence owner retention. The top answers:
- Financial performance (always #1)
- Communication and relationship quality
- Property care and guest satisfaction
- Marketing visibility
- Access to performance data
What this means for the Smokies: At Haven, we know that owners want results, but they also want to feel heard. That’s why we prioritize:
- Proactive communication: No surprises. Regular updates. Real conversations.
- Data-driven decisions: We show owners the “why” behind our pricing and marketing strategies.
- Exceptional property care: Your cabin is an investment. We treat it that way.
- Guest experience: Happy guests = great reviews = more bookings = higher revenue.
Our Strategy for 2026
Based on this outlook, here’s what Haven is prioritizing:
- Operational excellence: Ensuring every guest has a seamless, memorable experience.
- Dynamic pricing: Adjusting rates daily based on real-time market data.
- Owner transparency: Providing clear, data-backed reporting and proactive communication.
- Strategic marketing: Maximizing visibility across all channels to drive quality bookings.
- Team investment: Hiring, training, and retaining the best hospitality professionals in the Smokies.
